In the beautiful mountains of the Tuscan Apennines, on the border between Marche and Emilia-Romagna, we propose an old farmhouse divided into two flats and with several outbuildings.

The origins of the property date back to around 1800 and it has been extended in subsequent years, particularly in 2017.

The house is situated in a small hamlet, about two kilometres from Sestino, on the Petrella Pass (approx. 650 metres above sea level).

A tower from the Roman Empire dominates and gives the hamlet (three houses, the tower and a church) a special atmosphere.

The property consists of a flat on the ground and first floor and a second flat on the second floor.

The ground and first floor flat is organised as follows:

A former stable, now used as a living room with large doors opening onto the south garden, an annexe with a livable kitchen and fireplace, two bedrooms and a bathroom, connected by a hallway.

The property is surrounded by land that is mostly wooded.

The seller lived in the house all year round and heating in winter is adequate by means of wood-burning stoves.

The living condition is good and allows immediate use either for a permanent residence or as a holiday home and can easily be rented out.
